Garden offices are typically super expensive, often sat on blocks and are made with minimal infrastructure for maximum profit. This 20m² build was over engineered and only cost £16,000 total.

This bathroom had new pipework sunk into the floor including the toilet waste, a bath to shower conversion, wet-room flooring, moved the toilet, the sink and more! Cost £6,000 inc all materials.

This complete property renovation included a new kitchen, a new bathroom, rebuilding and repair of the old chimney stack, required scaffolding, full decoration and we even soft furnished it!

And here's more of that flooring project. Naturally they wanted herringbone too! I've never had to make herringbone continuous/contiguous around four corners before so this was a real challenge.

**MAGNESITE WARNING**

What started as a kitchen renovation turned into a full, ground floor demolition. The red-ish concrete in image 1 is (was) magnesite. It's a concrete substitute that was used in the 60's and while strong and flexible, it is prone to damp and has a lifespan of 50 years at which point it begins to break down and release moisture, creating havoc.

Previously this ground floor was carpeted, the moisture could vent off and they never noticed, save for a musty smell so they ripped out the carpet and had the whole ground floor re-tiled OVER the magnesite (not by me). Unfortunately with no way to vent, the moisture began to creep through the grout, creating wet spots on their new floor.

As I was renovating the kitchen and found this beneath the kitchen tile, the customer had little choice but to rip up the entire ground floor tile. I spent weeks removing all the magnesite (after checking for asbestos), laying a new damp proof system, self levelling the floor and then more tiling than I've ever done before.

I had a recent new enquiry ask if I did handyman work as my Instagram is all larger projects. I told him I work for many home owners and landlords doing everything large and small. He asked why I had no pictures and I told him that there's nothing sexy about repairing a leak or sanding a door that won't close properly. And here's the proof!

This was my own design for inlaid oak into a shadow gap. It was a LOT of fiddly work. Add in some soundproofing, spray painting, new electrics and integrated Cat8 network cabling and this project turned out perfectly! I love the way the adjustable, dimmable lights play off the curves of the roof.

Managed to finish this bathroom before Christmas! Had to move the soil stack wall a little to accommodate the new bath and all new moisture proof walls to zone 1. It was on the third floor so got plenty of steps in ready for too much food over the next week! #bathroomfitter #tiling
